Locals have always known that fall, especially October, is a great time to be on the Emerald Coast.
The weather (barring an occasional hurricane or tropical storm) is beautiful and the water crystal clear. There is just something about the change in seasons on the coast. Maybe it has a little something to do with the start of college football, too. It all just seems better. And, through the years, the little secret about fall at the beach is no longer a secret.
As schools in our feeder markets started including a fall break into their calendars, the calendars started to fill on vacation rentals. Schools in Georgia, Alabama, Indiana, Kentucky, Louisiana and Tennessee, for instance, started taking more than just Columbus Day off. They may have a few days or a whole week off. It may be late September or during one of the first two weeks in October, and we love it.
Our company has seen an incredible increase in both September and October occupancy and rents. While September is a little more spread out, October has two distinct weeks. The first two weeks in October rival our Spring Break and even summer occupancy numbers in our Vacation Rentals division.
This is good news for everyone. Seeing the peak seasons expand into what typically were slower times helps our community move towards being a year–round destination. And this is mostly the family market.
We are also seeing the rewards of extending our marketing efforts targeting a more diverse audience, including couples with no kids at home or friends travelling together. Activities and events catering to those groups help further the possibilities.
With the new traveler wanting more experience-based trips, those areas that offer them will do better. Eco-tourism opportunities and festivals offer travelers a well-rounded experience. Who doesn’t love music, art and wine festivals? And, back to college football…watching that at your favorite beach house or waterfront bar is pretty good, too.

There are very few budget-friendly places to travel to that boast world-class fishing, award-winning golf courses, premium shopping and jaw-dropping beaches.
Nestled amongst the Gulf of Mexico and the Choctawhatchee Bay in Northwest Florida, Destin sits in the heart of the action during peak and shoulder season. And it’s because of this that we’ve seen a steady increase in traffic in the months usually reserved for the locals.
With offices located across the Panhandle, Century 21 Blue Marlin Pelican has certainly seen the increase in our area’s popularity.
Through marketing and community outreach maintained in our area during “shoulder season” (October through May), Destin has quickly become much more than a Spring Break destination. Thanks to the seasonal events such as the Destin Fishing Rodeo and numerous reoccurring wine festivals, there’s something for the entire family to enjoy during their fall break.
Outside of the events, the natural entertainment can’t be beat. Affectionately known as the “World’s Luckiest Fishing Village,” Destin Harbor’s deep-sea fishing, jet skis, snorkeling and dolphin tours are all accessible by one dock!
In response to the traffic seen in these fall months many nearby airports have picked up direct flights to large feeder markets such as Orlando, Tampa, Dallas and Houston. Before these flights, many visitors drove major corridors such as I-65, I-55, I-10, and U.S. Highway 331 from cities such as Atlanta, Birmingham and New Orleans.
Getting to Destin is easy—it’s having to leave this beautiful city that’s the hard part.
